The bachelor thesis describes the different forms of housing financing and analyzes the refinancing possibilities of a mortgage loan after the fixation of the interest rate on a model example. Attention is focused mainly on mortgage loans, building savings loans, including mezzanine loans and other possible combinations.
Refinancing of mortgage and consumer loans

The importance of consumer and mortgage loans is increasing every day. If we were not born under the lucky star, the only way how to get property ownership or other financially expensive things is to take a mortgage and a consumer loan. Times when young people were entitled to get apartments from the city, the village or the employer have gone. Loans are generally in the interest of economists, lenders and the general public, who can use them to buy a house, flat, car, etc. Especially today, when interest rates reach the historical bottom, many people get a loan. In time, however, they find out that costs are not just a repayment of the loan but also other expenses associated with the use of the purchased item. They start wondering how they could reduce the installment after the end of the interest rate and thus save some money a month. Here comes a very popular product like credit refinancing in another bank. Banks attract potential clients for very good annual savings, you just need to transfer the entire loan to them. My work includes the factors influencing mortgage and consumer credit, which is also related to refinancing. I deal with real model examples through the precise approach of three selected bank institutions in refinancing mortgage and consumer credit. The thesis describes in detail the procedure of institutions, interest rates and their conditions for transferring credit.

Consolidation of loans and credits
SLAVÍKOVÁ, Kamila
The aim of this bachelor thesis is to compare the conditions of consolidation of loans and credits by three banks of my choice in the Czech Republic and then to choose the best offer for the potential clients.The introduction deals with the deficit status of households. Afterwards I have provided the explanation of the following words: consolidation, credit and loan. After explaining all the words comes the characteristics of the loans and credits.The last part of the theoretical part deals with insolvency law.The practical part deals with the evaluation of household indebtedness from 2005 through 2015. The entire finance position of the household sector in 2014 is assessed as well as the literacy of the inhabitants in the Czech Republic. Services of the consolidation by Česká spořitelna, a. s., GE Money bank, a. s., a Československá obchodní banka, a. s are also compared. These three banks were chosen on the grounds of a well arranged offer of the products, regarding issues of unification of the loans and credits. In final part of my bachelor thesis it is stated based on the results, by which bank it would be the best for the clients to ask for the consolidation of their loans and credits.
Refinancing mortgage loans

The aim is the analysis of public awareness regarding the possibility of refinancing mortgage loans. Secondary targets were: analysis of the survey and analysis of the hypotheses. In the first instance of the thesis deal with terms of mortgage loans. The basis of practical part is the preparation and evaluation of a questionnaire survey. To evaluate the data obtained were determined hypotheses were evaluated at the end of work.
Analysis of the awareness of the public regarding the mortgage loans and refinancing options

The aim of this bachelor thesis is to analyze the public awareness regarding of mortgage loans and the possibility of refinancing. The theoretical part of the thesis is focused on the characteristics of the mortgage banking and mortgage loan. The practical part of the bachelor thesis is drawn up on the basis of a questionnaire survey. In this section is described how the public is informed of the current situation on the market with mortgage loans. At the conclusion of this thesis is evaluated the questionnaire survey and found the public awareness of this issues.
Comparison of selected mortgage products

The aim of this thesis is "A comparison of mortgage products". Author performs the comparison of mortgage lending systems of two states, the Czech Republic and Russia. The thesis is divided into 5 main chapters. The first chapter deals with the characteristics of mortgage loans; the differences (e.g. legislation, documents for processing, etc.). The second chapter analyzes the dependence of interest rates on loans in certain parameters. The third chapter describes the situation of recent years, the crisis of 2008 to the present. The fourth chapter compares TOP3 offers of Czech and Russian banks. The fifth chapter focuses on real estate fraud in the market. The conclusion summarizes the major differences of mortgage lending in the Czech Republic and Russia.
